Inventory
A detailed description of every single item in the property, including fixtures and fittings in all rooms. The condition of everything will be noted.
Check-In Report
At the check-in the Inventory Clerk will check through the existing inventory report. Amendments and additions will be made when necessary and the condition of all items will be recorded. All instruction manuals in the property will be listed. Photographs will be taken of each room and of any notable items or areas of existing damage.
Meter readings will be taken and all keys handed over will be listed. A declaration sheet is drawn up with a summary of the condition and cleanliness of the property. All to be signed by all parties including the inventory clerk.
Check-Out Report
At the check-out, the Inventory Clerk will check through Inventory and check-in reports, recording any marks, damage, missing items and the cleanliness of the property. Photographs will be taken of each room and of all significant marks and damage and will be included in the report. Meter readings will be taken and all keys taken from the tenant will be listed. Check out reports form the basis of the majority of landlord claims and is the tool for resolving most disputes.
